In Hinsdale County, one town is incorporated and the rest is the county

Lake City is the only incorporated town in Hinsdale County, so almost everywhere else the county government makes the local rules.

If you are looking at property in Hinsdale County, it helps to know who actually makes the rules where you are standing.

Hinsdale is what Colorado calls a statutory county. That means it works with the powers state law gives it, no more and no less, and a small board of county commissioners runs it. Its one incorporated town is Lake City, which is also the county seat. Outside Lake City’s town limits, the land is unincorporated, and the county is the local government there.

That matters because the rules can change at the town line. Inside Lake City, the town handles things like its streets and local ordinances. Outside it, questions about land use, building, septic, and access usually run through the county. A mailing address that says “Lake City” does not always mean a property sits inside the incorporated town.

So before assuming who to call about a permit, a road, or a use question, find out whether the parcel is inside the Town of Lake City or in unincorporated Hinsdale County.

Confirm a property’s jurisdiction with the state’s Division of Local Government and with Hinsdale County before you rely on it.
